The Kinloch Hotel in Blackwaterfoot has been put on the market for offers around £2.35 million for the first time in seven decades.
Owned and operated by the Crawford family since 1956, the iconic seafront hotel has 30 en-suite rooms and seven self-catering apartments, many with panoramic views over Kintyre.
The hotel offers a heated indoor swimming pool, a sauna, squash court, restaurant, bar, beer garden and function room.
Smith and Clough, who are marketing the property, described it as “one of Arran’s finest hotels”, adding that it has undergone extensive refurbishment in recent years.
Among these renovations, all the bathrooms and bedrooms were updated in 2020/2021 and all seven apartments in 2022.
The Kinloch holds a Gold Green Tourism Award thanks to the biomass boiler added in 2010 and provides accommodation for up to 30 staff members.
In addition to the hotel itself, there are three rental outlets including a hair salon, bakery and deli, as well as a hotel laundry that services the hotel and a number of local businesses.
The Kinloch was founded by the late Lawrence Crawford, whose aim was to create “a home away from home for guests”.
Described by many as a visionary, Lawrence secured a full license for the bar in 1956, making the Kinloch the only establishment on the west side of the island to sell alcohol.
He also oversaw the Kinloch becoming one of the first hotels in Scotland to have a swimming pool after it was built in 1970.
Lawrence laid the foundations for what has become a beloved island institution and a community asset which remains incredibly popular to this day. Lawrence was supported by his brother Robin, who returned to Arran after completing hotel school training.
The striking hotel, which is right on the Blackwaterfoot seafront has been managed by Lawrence’s son, Robbie and his wife Barbara since 1999. The Kinloch was previously a member of the Best Western Group and received the “Customers Favourite Hotel” award for two consecutive years.
It became an independent operation in 2021, and continues to play an important role in the local community. Among others, it hosts popular annual events including the Kinloch Beer Festival and the charity fundraiser, the Mackerel Lottery.

As well as being an island institution, which is very much involved with and supported by the community, the hotel is also an ideal prospect for investors, with last year’s turnover totalling £1.9 million.
