A rare opportunity to own a beloved island business has come to the market.
The Ulva Boathouse, the historic café which greets visitors to the small island of Ulva off the west coast of Mull, is now available to lease.
The deal is available as part of Ulva’s redevelopment, and owner the North West Mull Community Woodland Company (NWMCWC) is looking for a tenant who shares its values and vision for the island.
The premises are licensed and include 34 covers indoors and additional outdoor seating for up to 30.
The lease offers the potential for future growth and the new tenant will have the opportunity to build on the ’strong foundation’ which the business has built.

The beloved business has been run for the last three years by Mark Elliot and Brendan Tyreman from Edinburgh, who transformed it into a roaring success following a pandemic-enforced closure.
They poured their heart and soul into the Boathouse, before stepping back in recent months due to personal reasons.
Mark and Brendan have been described as "the ideal tenants" by chairperson of the NWMCWC, Anne Cleave.
She said: "We would hope for the new tenants to demonstrate the same commitment to The Boathouse that Mark and Brendan brought to it."
The company are looking for someone who is not only committed, but experienced in hospitality or tourism and understanding of the challenges of running a business on an island.
New tenants will need to find their own accommodation. NWMCWC can only offer advice and do not have any other property available on Mull or Ulva.
The lease will be negotiated, starting in March of 2025, with the goal of launching by the start of the traditional tourist season.
Anyone who wants to make their island business dream come true has until December 29 to apply.
