Julie’s Coffee House owner Karen MacLean hopes to stay on when a new owner is found for the Stafford Street building in Oban.
Shepherd Chartered Surveyors is advertising the 500sq ft property for sale as a coffee shop investment opportunity.
Ms MacLean, who has run her business from there - opposite the distillery - for the past seven years, said: "It’s the building for sale, not the business. We hope to be able to stay on but we won’t know until a new owner is found."
Selling points being flagged up to potential buyers include Stafford Street getting a ’high-level’ footfall of people with it being connected to the town’s main street and having a good selection of other independent and bigger brand businesses nearby.
Linda Cameron at Shepherd Chartered Surveyors said: “There is a short-term lease in place to an established local operator trading as Julie’s Coffee House. The current tenant has been in occupation since 2017.
